Everything a landlord or letting agent needs to know about reviewing a rent in Ireland under the rules in force from 1 March 2026.

  Rent Pressure Zones no longer exist. Since 1 March 2026 a single national rent control applies everywhere in Ireland, and the cap is the lower of the change in the Consumer Price Index and an annualised 2% — not the old 4% RPZ figure. Any RPZ calculator you find is now giving you the wrong number.

  Since 1 March 2026 the maximum rent increase in Ireland is the lower of the change in the Consumer Price Index and an annualised 2%, measured from the date the rent was last set. The rent may be reviewed once every 12 months, and the notice must be served at least 90 days before the new rent takes effect.

  Take the number of days from the date the rent was last set to the date the new rent will take effect. Work out the CPI change between those two months, and separately 2% × days ÷ 365. The maximum increase is whichever is smaller, applied to the current rent and rounded down.

• Notice of Rent Review template — and why a Word file is the risky option

  A Notice of Rent Review must name the parties and the dwelling, state the old and new rent and the effective date, show that at least 90 days separate service from the effective date, cite three comparable rents advertised in the previous four weeks, and set out the tenant's right to refer a dispute to the RTB. Most downloadable Word templates predate the 1 March 2026 rules and omit at least one of these.

• Five ways landlords get the 90-day notice period wrong

  The 90 days run from the date the notice is signed and served, not from the date you decided on the increase. Ninety days is ninety days, not three months. And the effective date must also satisfy the 12-month interval since the rent was last set — whichever constraint lands later is the one that governs.
