Almost every Word template in circulation predates the 2026 rules. Getting it wrong makes the review unenforceable, with RTB sanctions of up to €15,000 — this generator does the calculation and refuses to produce a non-compliant notice.
How the calculation works
- 1. The two dates. The new rent cannot take effect until 90 days after you sign and serve the notice, and not until at least 12 months (24 for recently designated Rent Pressure Zones) after the rent was last set. The later of those two dates is the earliest lawful effective date.
- 2. The CPI change. We compare the index for the month the rent was last set with the most recently published month.
- 3. The annualised cap. 2% × days ÷ 365, counted from the date the rent was last set to the effective date.
- 4. The lower of the two. If the index has fallen, the cap is 0% — you may not increase the rent, but you are not required to reduce it either. The result is rounded down to the nearest cent.

- Do Rent Pressure Zones still apply?
- No. Rent Pressure Zones and the 4% RPZ cap were abolished on 1 March 2026 and replaced by a single national rent control that applies to every tenancy in Ireland. Any RPZ calculator still in circulation will give you the wrong figure — usually about double what you may lawfully charge.
- How much can I increase the rent in Ireland in 2026?
- Under the national rent control rules in force from 1 March 2026, the increase is capped at the lower of the change in the Consumer Price Index since the rent was last set and an annualised 2%. Over a 12-month period the 2% cap works out at 2%; over 504 days it works out at about 2.76%. If the index has fallen, no increase is permitted.
- How much notice do I have to give for a rent increase?
- The new rent cannot take effect until at least 90 days after the date the Notice of Rent Review is signed and served on the tenant. The rent must also not have been set within the previous 12 months — or 24 months for a dwelling that came into a Rent Pressure Zone in the two years before 1 March 2026 and has not been reviewed since.
- Do I have to list comparable properties?
- Yes. A Notice of Rent Review must cite three dwellings of a similar size, type and location that were advertised for rent within the four weeks before the notice is served. This tool prints them in a table with the listing URLs so the tenant can check them.
- What happens if I get the calculation wrong?
- An invalid rent review is not enforceable, and the RTB can impose sanctions of up to €15,000 for improper conduct by a landlord. The tenant can also refer the matter to the RTB for dispute resolution.
- Is it free?
- The calculator is free and needs no account: you get the maximum lawful rent, the earliest date it can take effect, the full workings, and the complete notice on screen with a watermark across it. You only pay a one-off fee if you want to download the official PDF without the watermark. Landlords and agents tracking several properties can subscribe instead, which includes the notices.
- Do you store my tenant's details?
- No. Names, addresses, Eircodes and contact details are held in memory only while the PDF is produced and are discarded when the file is returned. The only thing written to our database is an anonymous row recording the county, the dwelling type and the size of the increase.
- Where does the inflation figure come from?
- The Central Statistics Office publishes the Consumer Price Index monthly in PxStat dataset CPM24 (statistic CPM24C01, sub-index CP00 All Items, base December 2023 = 100). We refresh our cached copy weekly and print the exact months and index values used in the document itself.
